The Brief: painting and decorating with the future tenant in mind
Alex was more than happy to take colour advice from one of our consultants. After all, even putting together a carefully thought out neutral scheme can be quite tricky! Our colour team are experts at selecting shades for painting in situ, and take the size and orientation of the space as well as the type of property into consideration when doing so. Even the decorating trends for neutral colours change over time, and London tenants today prefer slightly warmer shades of grey and beige paints as opposed to the cooler greys that were popular a few years ago. The only request the client had for the painting and decorating team was that the materials were durable, as they needed to withstand continuous wear and tear. What was the biggest challenge during the painting and decorating project?
Time was a critical factor for me. As a professional landlord in London, I have many tenants and issues to deal with every day and need to find the quickest and most effective solution for each of them. I just don’t have time to walk through the flat and check everything, having to get bits and pieces redone. I need painters and decorators that can do a great job the first time around, leaving everything spotlessly clean so that I have one less thing to worry about. What would be your advice to someone who is planning a painting and decorating project for an investment property?
Always get your property painted after the end of the contract, as nowadays it’s just expected from any London property. Even if you do find new tenants without carrying out extensive painting and decorating, they will almost definitely ask you to redecorate and repaint before the move-in date so you might as well just get it done early.
What was the most enjoyable part of getting the property transformed by our painters and decorators?
The fact that this lovely London property got tenanted within two weeks! That and visiting the flat for the first time after the painters and decorators completed the job and seeing the finished result. It’s great when everything goes well. The team even gave me a handover document with all the chosen colours they used when painting and decorating each room, which will come in handy if ever I need a touch up.
